
When looking for land it’s important to do your research. The most generous government incentives are available for those planning to build a new house, especially in regional areas.
You might find a dirt-cheap regional block, but sometimes it can be hard to get a loan for land that’s under rural zoning, particularly in regional areas. At Scenic Realty we have several house & land packages available in and around the Scenic Rim area.
There may also be specific overlays that limit what and where you can build, for example a vegetation overlay may prevent you removing protected trees and plants. And consider insurance premiums. A property in a bushfire-prone location may be more expensive to build and insure, which could affect your budget.
A piece of advice when looking to purchase a block of land is to look for something which has good building opportunity. If it is a sloping site you need to factor in additional excavation costs and foundation works and it would be best to choose a home design which suits a sloping block to reduce the foundation and excavation cost (i.e. split level, garage underneath etc.).
